A free, researched guide to what the highveld sun does to a Serengeti Estate home — fairway by fairway, dam by dam, elevation by elevation — and which shading earns its place on each one. Named for the estate's own par-3 course, because everything else on this page is about light and glass, not golf.

01 — The starting point

Why a golf-and-wildlife estate needs its own shading brief.

Serengeti isn't one type of house. Over 460 freehold homes on their own erven sit alongside 772 sectional-title units spread across five different schemes[2] — and every one of them, freehold or sectional, is built and renovated to a single Architectural Review Committee's "Modern Highveld" standard: stone, glass and steel, clean lines, muted earth tones, and — the estate's own profile is specific about this — "large window spans to maximise natural light and views of the golf course."[2]

That's not incidental glazing, it's the estate's whole design language. Serengeti carries two Jack Nicklaus Signature Design golf courses — the championship layout and The Whistling Thorn, an 18-hole par-3 course described as "a first of its kind in South Africa"[2][3] — plus rehabilitated indigenous highveld grassland and interconnected dams inside its boomed, monitored perimeter.[2] Sitting on the R21 between Johannesburg and Pretoria, minutes from O. R. Tambo International Airport,[1][2] it's a mixed household base too — freehold fairway families alongside sectional-title professionals in lock-up-and-go units.

What that means for shading: a wall of glass built specifically to frame a fairway or a dam is also a wall of glass with nothing standing between the highveld sun and the sofa. This guide sets out what the light actually does here through the year, which products earn their place on which elevation, and — because Serengeti's design rules apply across the whole estate, not only to sectional owners — what that means for anything you fit outside the glass.

02 — The light here

What the highveld sun actually does over Kempton Park.

Kempton Park sits at about 26.1°S, roughly 1,650 m up on the highveld[1][4] — near enough Pretoria's own latitude (25.7°S) that the same published solar figures apply directly. At solar noon the sun reaches about 87.7° on 21 December — almost straight overhead — and only 40.84° on 20 June.[5] That 47-degree swing is the whole story: a north-facing window with any eave above it is largely self-shading at midday in summer, and wide open to the low winter sun by June — which, come July, you want.

The trouble is the afternoon. On 21 December the sun sets on a bearing of 243° — about 27° south of due west[5] — so by mid-afternoon it's low and arriving close to horizontal. An overhang, however deep, can't block a horizontal ray; the published study is blunt that afternoons on western exposure run far hotter than mornings, and that horizontal overhangs suit high, altitude-dominated angles on northern facades, not low ones.[5] On a Serengeti home with fairway or dam-facing glazing on that side, the answer has to sit at or outside the glass, not above it.

Three more facts that change the specification

  • Storm season. Kempton Park carries 727 mm of rain a year, almost all of it loaded into summer — December alone averages 129 mm over 14 rainy days, against roughly 3.5 mm on a single day in July.[6] Anything left extended over a patio needs to fold itself away before a storm arrives, not after.
  • Hail. On 30 November 2025 a severe thunderstorm warning over Gauteng was upgraded to its highest level, and the resulting hailstorm hit Kempton Park especially hard — vehicles, roofs and the Festival Mall's own roof among the damage.[7] That's not a freak year: satellite records show Highveld hail concentrating from mid-November through February and peaking in the afternoon[8] — exactly the window that storm fell in. Reason enough to fit a retracting exterior product rather than a fixed one.
  • Altitude and ultraviolet. UV exposure rises roughly 12% for every 1,000 m of altitude, because thinner air filters less of it.[9] At around 1,650 m, Kempton Park sits well into that effect — fabrics and finishes on the sunny side age faster here than they would at the coast.

03 — Room by room

Elevation by elevation — and the one thing this guide can't tell you.

One estate, several different problems, depending on which way your own glass happens to face. Serengeti's fairways, dams and grassland wrap the estate on more than one side, so — unlike a suburb where every stand shares roughly the same street orientation — the compass bearing of your own living room is worth confirming rather than assuming. Here's what each elevation means once you know it.

North — protect it in summer, keep it in winter

North glass gets both extremes of that 47° seasonal swing[5] — almost self-shading at midday in December, wide open to the sun by June.

A blockout roller is the wrong tool here: down costs you the winter warmth you're entitled to. Living rooms and studies on this elevation want something adjustable, not absolute.

Verdict: adjustable beats absolute.
West — the elevation that costs you the room

Low, near-horizontal sun arriving from 27° south of west at midsummer[5] — the classic four o'clock problem, and the one a fairway-facing living room on this side of the estate is built directly toward.

If the room's unbearable by late afternoon, the glass itself is already heating and radiating inward. An interior blind fixes the glare at once and the heat only partly.

Verdict: stop it outside the glass if you can.
East — glare first, heat second

The same geometry mirrored, into rooms that cooled overnight. Bedrooms wake to it directly; a kitchen takes an hour of glare before it eases.

Verdict: solve for sleep and glare, not heat.
South — steady, cool, and often overlooked

Almost no direct sun most of the year, so south rooms hold the most even light in the house — and the coldest come June.[6]

On an estate built around dam and grassland views, a south-facing room can also be the one nearest a neighbouring stand rather than the open aspect.

Verdict: think warmth and privacy, not sun.

04 — The specification

What we'd fit on a Serengeti home, and the catch with each.

Every one of these is right on some elevation here and wrong on another. The trade-off box under each one is the part a brochure usually leaves out.

Sunscreen roller blinds

West & north fairway glass

One flat sheet of open-weave fabric on a slim tube, no folds — cuts glare and a useful share of the heat while keeping the fairway or dam view, which on a house built specifically for that view is the entire point of the window.

The trade-off

It reverses after dark — lights on inside, you're the one on display. Where a neighbouring stand sits close, pair it with a blockout on the same bracket.

Blockout roller blinds

Bedrooms · east elevations

A single smooth sheet, flat against the opening, no folds to collect dust off open grassland. Against an early sunrise on an east bedroom it's the most effective thing there is, fitted per window without disrupting the estate's clean glazing lines.

The trade-off

Binary — down is dark, up is everything — so it's the wrong tool for a north living room where the winter sun is wanted. Without side channels, light still finds the edge of the reveal.

External venetian blinds

Hard west & south-west fairway glazing

Aluminium slats mounted outside the glass, tilting the sun away before it ever reaches the pane. On a hard west elevation we'd specify these over an interior blockout roller for a physical reason: stopping the heat outside the glass keeps a room cooler than absorbing it inside, where the pane itself warms and radiates.

The trade-off

Dearer, changes the facade, and lives outside through a hail-prone season[7][8] — we'd always motorise it with a wind sensor, and on this estate that's an Architectural Review Committee conversation before a quote, not after.

Venetian blinds (aluminium or timber)

North rooms · studies · wet areas

On a north elevation the useful control is angle, not coverage — a venetian throws high summer sun onto the ceiling and opens flat by June, handling both halves of that 47-degree seasonal swing with one product.[5] Timber suits studies and stone-finished living rooms; aluminium goes where there's steam or splash.

The trade-off

Slats collect dust — a real maintenance item this close to open grassland and dam frontage. A very wide fairway-facing span needs more than one headrail.

Cellular / honeycomb blinds

South rooms · double-volume stairwells

The pleated cells trap a layer of still air against the glass — the cheapest thermal improvement available on a cold south room or a double-volume stairwell losing its heat every winter night, both common in Serengeti's Modern Highveld floor plans.

The trade-off

The gain sits on the winter side of the ledger, not a heat-rejection answer for a hard west wall. A soft product — wrong for a busy scullery or mudroom.

Concealed & recessed blinds

New builds · double-volume glass

The fabric drops from a slim slot in the ceiling with the hardware fully hidden — the one specification that doesn't undo the architecture on the double-volume, uninterrupted glazing the estate's own design guideline is built around.

The trade-off

Has to be planned before the ceiling closes, which means bringing us in at drawing-board stage on a new build or full renovation. A retrofit is a slim colour-matched pelmet — good, not invisible.

Roller shutters (shading)

West walls · fairway-facing rooms

Rigid aluminium slats rolling down from a headbox outside the building, covering the whole opening — sun, heat and glare handled before the glass.

Shading, not security. These are made for sun, heat and glare control and are not security-rated shutters — a different product entirely, available on request.
The trade-off

The most visible exterior change on this list, and on an ARC-governed estate that means design sign-off before installation. Closed is closed — coverage, not adjustable light.

Folding-arm awnings

Patios facing the fairway or the dam

Where the patio is the extra room — and on an estate built around outdoor entertaining, it usually is — an awning buys more usable house than anything done to a window, then folds away for the winter sun.

The trade-off

Storms build through most summer afternoons here,[6][7] so we'd always specify a wind sensor and a cassette that closes over the fabric, never a fixed canopy. A long projection over a big patio may need extra support.

Also in the range: day & night blinds for privacy without full darkness, vertical & panel blinds for wide stacking or sliding doors, skylight & shaped blinds for gable and clerestory glass, zip screens against wind on an open patio, motorisation for anything a chain can't reach, and blind repairs on existing fittings we didn't originally supply.

05 — The local constraint

The Architectural Review Committee, and what it means for your quote.

Most suburbs split cleanly: freehold owners fit what they like, and sectional-title owners need trustees' written consent for anything that changes a section's external appearance under the Sectional Titles Schemes Management Act.[10] Serengeti doesn't split that way. The estate's Architectural Review Committee enforces its Modern Highveld design standard across every property type — the 460 freehold houses on their own erven as much as the 772 sectional-title units spread across the estate's five schemes.[2]

In practice: interior blinds fitted inside an existing reveal change nothing visible from outside, so they don't arise. Anything that does change the exterior — an external venetian, a roller shutter, an awning cassette, a zip-screen channel — is a design conversation on this estate regardless of whether your title is freehold or sectional, and for the sectional schemes specifically, the trustees' own consent under the statutory rule[10] may sit alongside the ARC's. We fit blinds; we're not your managing agent or the ARC, and at the measure we say plainly which options touch the outside, so the right approval reaches the right desk before anything is ordered.

Building or renovating? SANS 10400-XA:2021 (Edition 2) raised the fenestration-calculation threshold from 15% to 20% of floor area, and — unlike the 2011 edition — no longer treats west, north and east glazing differently for solar heat gain.[11] On a Modern Highveld floor plan built around "large window spans," that's worth raising with your architect early, before the glazing schedule is fixed.

06 — The honest limit of a guide

What we'd still need to check on site.

Everything above is what we know about Serengeti and about the highveld sun. What no page can know is your own house — and these five things settle the actual specification, most of them in under an hour with a tape, a compass and a torch.

Which way the glass actually faces

Serengeti's fairways, dams and grassland don't all run the same direction, so — unlike a suburb where every stand shares roughly one orientation — we take a compass reading rather than assume. Twenty degrees moves the answer between west and south-west.

Reveal depth, and whether the opening is square

Depth decides whether a blind can sit inside the reveal at all, and how much light creeps round the edge on the estate's clean-lined glazing. Few openings are perfectly square.

What's approved for your specific scheme or erf

With five sectional schemes and hundreds of freehold erven under one design standard, the finish approved for a neighbour's unit isn't automatically approved for yours. We ask to see — or help you request — the current guideline before finalising an exterior product.

Where the power is, and how it reaches the window

For anything motorised — and on double-volume Modern Highveld stairwells, that's most things — the constraint is the route from a power point to the top of the opening. A walk-around with a torch, not a guess over the phone.

Wind exposure on an open patio or fairway-facing deck

A patio backing directly onto open grassland or a dam catches more wind than a walled suburban garden. Awnings and zip screens live or die on this, and it decides which wind-sensor threshold we'd set.

Two honest caveats. First, the solar figures in source 5 are calculated for Pretoria at 25.7° south; Kempton Park sits at roughly 26.1° south, a difference of well under half a degree, so we've quoted the published Pretoria numbers directly rather than invent our own recalculation. Second, no primary source confirms which compass direction Serengeti's fairways or dams predominantly face — course-layout maps weren't available to us — so this guide treats orientation generically, by elevation, and lists confirming your own glass's bearing as one of the on-site checks rather than assuming west or north as fact.
